Excavation on track for foundation of 45-story luxury condominium tower
Excavation on a nearly 30-foot foundation for Sky Las Vegas, a 45-story luxury condominium tower to be located directly on the Las Vegas Strip is well underway, according to Matt Joens, who is overseeing construction of the $325 million project for developers, Aaron Yashouafar and David Pourbaba of Sky Las Vegas Condominiums, Inc.
“We’re digging down before building up,” said Joens of the construction effort for Sky Las Vegas, the first luxury condominium tower located directly on the Strip. Sky Las Vegas marked its official groundbreaking with a private event on May 17, two weeks after excavation begun.
“In an effort to keep construction progress on track, we have been steadily moving ahead since May 5,” said Joens. “By mid-summer, we’ll have two tower-cranes in operation and the tower will start going vertical.”
- According to Bea Goodwin, Sky Las Vegas marketing director, there is considerable excitement surrounding the start of construction. “Future residents and buyers at Sky Las Vegas are very pleased to see the quick progress we are making on the project,” she said. “Best of all, our buyers are pleased that unlike many other high rise projects currently under development in Las Vegas, Sky Las Vegas has honored the prices committed to during the reservation period. Our sales success is proof positive of how well Sky Las Vegas has been received in the market.”
According to Goodwin, the developers have moved the project along at an unprecedented pace – going from concept to reality in less than one year.
“A long sales cycle that makes pricing obsolete by the time construction begins can create a pitfall for both developers and buyers,” said Pourbaba. “We have been fortunate that all of the elements of Sky Las Vegas have fallen into place quickly. Las Vegas’ developer-friendly orientation has facilitated our aggressive approach to building Sky Las Vegas on time and on budget.”
Already more than 75 percent sold, including all four penthouse suites and four of six SkySuites, Sky Las Vegas is proving popular with hip, young professionals, second-home and vacation home buyers and an internationally sophisticated and cosmopolitan group, according to Goodwin.
